Long Beach is a city on a barrier island, with the ocean on one side and the bay on the other and not much width between them. The oldest housing reflects the resort the place began as: 1920s and 1930s stucco houses in a loosely Mediterranean manner, bungalows in the West End on very small lots, and apartment buildings along the boardwalk. Then in 2012 Hurricane Sandy went through the entire island, and the rebuilding that followed changed the housing stock again — houses lifted onto new foundations, ground floors given up, and new construction built to flood elevations the older houses were never designed for. The result is a city where the window conditions are as severe as anywhere we work. Salt arrives from two directions, wind has open water behind it, and the elevation of the opening above the flood plane is now a design question rather than an afterthought.
Every Long Beach specification starts with the marine environment, not with the thermal number — corrosion is what actually ends a window here. Hardware, fasteners and coatings are chosen for salt exposure on every elevation, not only the seaward one, because the bay side gets it too. On lifted and rebuilt houses we work to the elevations as built rather than as drawn. On the older stucco houses removal is planned around protecting the wall finish.
We will look at both exposures, the ocean side and the bay side, because on this island they are different problems.
